74 New Montgomery
Residential Adaptive Re-use
San Francisco, CA

The Montgomery project is a conversion of an historic high-rise office building into one-hundred and seven residences. Huntsman worked closely with the developer and the San Francisco Planning Department to develop an appropriate design solution for this landmark building located in the heart of the business district.

The historic properties of the buildings such as the restored Beaux-Arts facade and wide fenestration are contrasted by the modern interior remodel. The building's loading dock was transformed into the main lobby and is clad with teak panels which reach from ceiling to floor, surfaced in engineered concrete stone. The original building lobby was repurposed as a secondary lobby towering 20 feet and featuring a 5-foot wide chandelier made of blown-glass ribbons.

In the units, Huntsman applied similar finishes from the building's lobbies and afforded kitchens and bathrooms with teak cabinets and granite slab countertops. Keeping the urban dweller in mind, the designers created custom teak-wrapped kitchen islands that function as room dividers in addition to a bar that spills right in to the living area. In addition to the building renovation, a new penthouse level was designed with common outdoor space and four luxury modern residential units, appointed with skylights, private terraces and contemporary fireplaces.
