200 California Street
200 California Street is a multi-tenant corner office building located in the heart of the financial district. After years of deferred maintenance, this thirty year old building was acquired by a long-term Huntsman client who saw a unique opportunity to reposition the building while addressing necessary capital improvement projects.
Huntsman started the project with a LEED Workshop including the Owner, Contractor and Engineering team to strategize how to upgrade the building utilizing the most sustainable technologies. Huntsman then led the team to undertake an energy model and financial analysis of HVAC options, as well as lighting, controls, and water usage reduction. The resulting analysis yielded a surprising result: replacing the original existing 60 ton water-cooled cooling tower and chiller with a 60 ton high efficiency air-cooled chillers was more cost effective and energy efficient than comparable modern cooling-tower and chiller systems.
An analysis of replacing the existing VAV distribution system with a chilled beam cooling system yielded a 50+ year ROI. This was attributable to the relatively low energy use of the building in the Bay Area climate and the added cost of replacing the existing distribution system, which has many years of useful life remaining. VAV boxes will be overhauled or replaced as part of ongoing maintenance and subsequent tenant improvement projects:
